Looking for more tips on finding good areas!

Hello!

I don't really know if this is the correct category but here it goes.

I am new to the industry and currently just looking to check some properties out as a bit of practice - I probably won't be investing anytime soon but I would like to try to get a bit of practice finding good areas and maybe just checking out some houses in the areas.

As I travel I think it might be a bit difficult to find areas of interest because I won't have long term local knowledge of areas. Some tips I have already heard include:

  • 1. Looking at crime maps
  • 2. Driving/walking around areas both during days and nights
  • 3. Look for areas with good access to things such as public transport, good school systems etc...
  • 4. Try to look into upcoming projects that will enhance the current standing of an area (maybe a new T station is being built, or a school is being put in. Maybe a higher class community is being planned/developed in the area). - This allows you to find good areas before the price goes up which is good.

Does anyone have any other good/general tips?
