Investing in Cash Cow at 17

Hey guys.  From the title, i’m 17. I’ve found a very good property which is cash flow positive. My dad is willing to invest if I find a good enough deal, but he’s only got $20,000 in capital for a down payment. This property needs at least 70,000. How can I fund this property? b

Obviously my name won't be on the contract #1 and #2 we can't use FHA because we don't want to live there.
