W2 to 1099. Active Duty Military Officer to soon be real estate

BP family!

Need some advice. I currently have a W2 from the US Army and my last paycheck is on June 1. I am moving to a different state to start RE agent job. I am having a very difficult time qualifying b/c my W2 will end  soon and starting a 1099 job.
I have rental income as well but all under 1 yr old. Should I get a hard money lender then refi under 6 months? Thoughts?!
