Members with wholesaling experience from no extra cash

Good afternoon BP

Im currently wrapping up reading Total Financial Awakening by Andrey Sokurec and Alex Delendik.  The main character in the book Roger and his wife gets into real estate investing by buying someone's rental portfolio long story short.  At a point in the book, Roger starts to wholesale a property that he finds in his neighbor.  With the help of his mentor, he finds a guy to buy the property from him.  Roger is on a six figure salary and have a signficant amount of credit to buy future properties if need be.

Unfortuately, I'm not in the same situation. I'm currently just reading, educating myself, and paying down debt before I jump into investing. Also, I have no cash to invest in anything at the moment. I was thinking about jumping to wholesaling to get my feet wet in REI. Does anyone on this site have any experience starting from no money to getting into wholesaling with some success?
