Buying investment property prior to primary residence?

First post! Happy to be here! I’m an aspiring investor located in the Southeast.

I want to get started in investing but I am also purchasing my primary residence (SFH) this time next year. If I go the conventional mortgage route for my first investment before getting my primary residence, what advice can you give on concerns around DTI, probability of securing finance, and other concerns around purchasing my Primary residence.
