Real estate rookie !

Hello my names corey and I own two properties one is a side my side duplex and a single family . I don’t know if I should sell my duplex and try to scale because it has appreciated handsomely and cash’s flows should I hold it and try to save more cash also want triplexes and quads just don’t know which direction to go and how to do it ! Also storage units have caught my attention if I could get anyone opinion and advice thank you!
