5 bedrooms + 1 Bathroom or 4 Bedrooms +2 bathrooms!

Hello Bigger Pockets Forum! I wanted to make a post because I am looking into getting a rental property, and I am not sure what I want to do with it. It is listed as a 5 bedroom single family home, which it very much is, but the problem is that it has a single bathroom. That is pretty tough to get over with 5 bedrooms. The good news is, there is an easy way to set up another bathroom. There is a very very small bedroom that is right by where the water lines run up from the basement. My question that I am faced with is, if I purchase this place, will it be worth more as a 5 bed and 1 bath house, or a 4 bed, and 2 bath house. I am struggling to figure out myself, so someone, anyone, please help!
