Funding first str with equity

Looking for some advice/ feed back! So my wife and i bought a house with her sister and her husband on a bigger lot where we were able to build a second dwelling where they now live! We also did some renovations to our house like new kitchen (total gut), lots of painting and cleaning since previous owners smoked inside, re-finished the wood floors, etc!

We bought the house for 760,000 and built the other house for about 300,000 and now we appraised at over 1.5 mill

Would you pull out equity on your house to fund your first deal. We have found a house for 300,000 and will rent for 3,000 a month . What are your thoughts
