Looking to discuss experiences investing out of state, in areas with higher cash flow or growth based on the City/State average price vs rent.

I know it seems counter intutive when you are getting started- but your market is one of the fastest growing and appreciating ones in the country. The equity growth you'll see in mid sized, appreciating markets like ours (I'm in Boise), will create leverage quickly for you, and that is what will allow you to scale and build a portfolio without having to save up tens of thousand of dollars for a down payment for every purchase. Cash flow will come over time, but the equity is what will drive your growth.
