How Do I Get My Second Investment Property???

I purchased a Triplex on the island of Kauai, HI three years ago and have since then been renovating it an improving the condition of the property as I am a Carpenter by trade. I bought it for 650,000 and it recently appraised for 910,000! I owe 585,000. However, when I went to pull out the equity the banks have not allowed me to use my rental income to qualify for the loan as the property is not zoned for Multifamily homes. I don't make enough to at my W-2 job to qualify for the loan. Any advice on how to capitalize on this situation get that equity and grow my portfolio would be greatly appreciated. Aloha!
