Private Funding Structure

When you raise private funding for a property how do you structure the deals? Do you give them equity? Do you treat it as a loan and pay them back plus interest? Do you give them a percentage of the cash flow or some kind of combination? Maybe someone can give me and example of a way they structure their deals.
