Portfolio Expansion and configuration

My father owns two multi family properties and is partnered on a commercial property. He is retired and wants to let me manage his RE portfolio so he can enjoy retirement to its fullest without worrying about the hassle of being a landlord. The titles are under his name and essentially uses his personal checking account for expenses. Im new to the RE game and have a lot to learn.

1. Should these properties be in an LLC or S-Corp?

2. How can I expand the portfolio to grow his cashflow?
