Investment properties using Irrevocable Trust funds

Hello BiggerPockets!  I have recently been lucky enough to get an inheritance.  The funds are sitting in an irrevocable trust that has been setup by my Estate Attorney.  I would like to use this money to invest in investment properties but I am finding that no lender so far wants to lend money when using irrevocable trust funds.  I didn't realize these trusts have limitations with lenders.  

Question:

1) Has anyone else run in this challenge?

2) What if I were to buy property all cash and then refinance cash out after a year?

Anyone with experience and advice is greatly appreciated!  Stay safe out there everyone!
