Can someone give me some ideas about how to find a good deal?

I am new to RE. My previous experience is all about looking at MLS. But it is hard to find a good deal on MLS in a hot area. Can someone give me some ideas about how to find good deals? Where can I find off-market information? Thank you.

Hey @Michelle Wang, networking is the number one thing you can do! Network with agents, active investors, property managers, contractors, etc. What market are you in? If you're in a fairly large city that's experiencing a booming real estate market, then look towards the suburbs even if it means it's 30-45 minutes from the center city. Prices are typically much more reasonable for solid investments. Like any real estate investments, dig in and really get to know the areas you want to invest in. Find out what makes the areas attractive to you as well as prospective tenants/buyers. Once you've chosen your target area, get out and start driving for dollars, calling agents that are active in the area, etc.
