Maximizing Deductions on Rental Properties

Hello all. I'm looking into purchasing our 3rd rental property and hoping to get some help specifically around the best way to maximize deductions.

Since I'm not able to deduct our initial deposit on our investment loan, are there any tactics that's useful to help.lower initial investment while maximizing deductions?

I was thinking maybe a hard money loan, then refinance into a traditional mortgage.

My other thought was just putting in more money in the properties, that we can deduct.

In 2021 we will have some large capital gains that I'm looking to reinvest to offset our tax bill.
