Old friend has $150k wanted to invest with me. How to set it up ?

My friend and I have a similar goal on developing a portfolio of real estate investments to give us financial freedom in 10-15 years. He lives outside US and I am in US . I already have a couple of properties that I am renting.

My questions to this group are:

-how do I structure the partnership if he is putting the money and I'll find the deal/run the business, can I have more than 1 option? If he is putting the cash upfront 95% and I would put only 5%? Any ideas to set it up that make sense for both of us?

-we both feel comfortable to use buy and hold strategy and occasionally BRRR to grow the portfolio (focus on equity groth)? Is this the correct strategy?

-if I don't have plan to use my credit history, is it more convenient to create a LLC?

- our market is florida, is this a good market for buy and hold?
