Rebatable Property Furnisings

Hi All,

I am looking at a property inIndependence that does not have a refrigerator or stove/range. Is it common to ask renters to prove one or either of these? I am an OOS investor, and that is not common in my area (San Diego).

I live in Virginia and it is not common in our area to bring your own kitchen appliances to a rental home. I could see washer/dryer depending on the size of the unit.
