Anyone investing in concord,NC or nearby cities?

My brother and I are partnering up to house hack a property in concord,NC or nearby cities. Our goal would be to do a 3.5% down since we're first time buyers. We would like to buy a duplex or sfh with a potential to convent basement or garage to ADU if not rent by the room. Budget is from 200k-250k. Any recommendations? Thank you in advance.
