Business Plan to Raise Capital

Hey BP fam! I'm new hear so I apologize if I am posting in the wrong spot. Curious if there are good resources or templates available for creating a business plan to present to investors to raise capital. Just trying to figure the most professional and effective way to present our flips/rentals as we look for new investors.

I have been educating myself on rentals and learning from my dad who has about 20 doors between Lake County, IL and Cape Coral, FL. He has flipped over 100 homes and is a master at finding great deals. I am just getting sick of hearing him complain about not having the money to purchase more properties as a few of his investors have slowly started pulling money out since the pandemic. Any input is appreciated, thx :)
