12 unit appraisal value

I am looking at this 12 unit building in St Robert, MO and ran some numbers at what I think would make passive income. Currently they are asking 599,000. I think this is too high but comps my Realator sent me were all over. Looking for knowledge on how to evaluate how much larger units appraise for.

Rent will pull in approx 6000.
