Determining ARV for Small Multifamily

All, 

I am looking to BRRRR a small multifamily (2-4) and am looking for advice on calculating ARV. In David Greene's book he explains that multifamily ARV is determined by NOI. We're hoping for guidance because we are starting to evaluate a large number of deals. Thank you for the help!
