Looking for help on Modular Home Duplexes Investment

Hi! I am very new to the world of real estate investing looking to move forward on my first deal within the next 18 months. After analyzing my goals and the potential strategies, I have determined that purchasing land and building new modular home duplexes is the best approach for me. I am refining my model, reaching out to lenders and modular home builders, and monitoring land opportunities currently.

I was wondering if anyone here would be willing to share their experiences with a strategy similar to this and more specifically a real line-by-line cost breakdown of actual deals to help me find the things I might have missed. I have done fairly extensive research for my current model but my biggest concern is all of the potential things you can't really know about it until you get into a project that might jeopardize my short-term liquidity.
