Purchasing a interest in a property

Hi everyone, newbie here and this is my first post; decided to stop observing and jump in. I came across a property while analyzing properties in my neighborhood for any potential deals.  I came across a multifamily property that was way under any other properties in the area, curious I checked it out.  Turns out it is not the purchase price of the property but a "1/3 Interest of 3 family Estate Sale".  If I'm understanding correctly that they are selling 1/3 ownership.  In general, how would a deal like this work?
