Seeking multi-fam in VA area

Great morning (CST) I hope this finds whomever is reading this well and in great spirits! I am interested in investing in the VA area, and will actually be moving there this month per military orders. More specifically I'm looking for a quad+ (<-perfect world, but open to duplex/triplex) with a low cap rate as a new investor and possibly living in one of the units for a while. Since I'm in in the Navy I have a VA loan to utilize but also may still use FHA with my wife. Anyone with any tips, or even understanding of the area, or general pointing in the right direction are all welcome, I'm a sponge! Thanks!
