(Almost) turn key homes in good school districts

My partner and I are considering purchasing single-family homes to rent out in good school districts in our area. These homes are more expensive than the inner city but we hope will bring more stable tenants and that the properties will appreciate well. Does anyone have experience with these types of properties? Was it a good choice? Thank you!
