Over the next 30 years, I would love to buy one SFH or duplex each year, using them as rentals.

Many of these can stay as holds, while others I can sell and roll the funds into a larger purchase or more expensive area.

What are your thoughts and experience in the following?

Financing

Leverage

Margin

Impact

OOS investing

Managing

I never mentioned trophies, just that I have a desire to do something impactful and manageable each year. One home/deal/transaction per year is something I feel could be actually realistic for me.

You're missing the point.  Numbers with $$$ in front are you goals...not numbers with street names behind.  Focusing on properties isn't a measure of success, it's an accumulation of "trophies".
