First time home buyer looking to invest in Chattanooga

My partner and I moved to downtown Chattanooga TN in August and have fallen in love with the area. We’ve been listening to the podcast for a few months and are reading all the books. We’ve looked at a few places and have gotten preapproved, just looking for the right deal..also my job situation isn’t steady so we’re nervous about that holding us back.

Any advice, suggestions, general info, etc.
