How to contact property management companies

Hello everyone, 

This forum has been very helpful and I appreciate the past support.

Here I am but I was not sure how to title this or if I picked the best forum category for my question but here it is.

I heard from someone that the local property management companies know people who are retiring from rental business and thinking about selling their properties. I would like to take a contact with property management companies but how do you think I should approach them? I feel like the best approach is to establish some kind of relationships with them and ease into the information about those individuals who are looking into selling their properties. 

I do not own any properties yet but do you think I can approach property management companies by saying I am interested in the future business with them?

I guess my short question is how to open up the conversation with the property management companies.
