Business Investment ideas

Hello fellow BP members.

I am looking for some advise on some investing ideas. I am a general contractor and through the business I have some capital we want to start investing. The overall goal is to generate a second source of income. That could eventually turn into our retirement income. We could invest 100 - 150k this yr and plan to continue that every year. I have a couple Long term rentals and love them. I would like to continue purchasing real estate but am considering other options as well. I love what I do but the business consumes most of my time. So I do not want to sign up for another job. I know some of my ideas will require saving more capital to get started.

Here are a couple strategies I have been considering. Doing one or a combination of strategies.

Being in construction I am attracted to brrrr investing. I think this would make the most profit over time and we would be able to continue buying more and more properties every yr. If we did this I would have to hire someone to source deals and manage the portfolio to allow me to continue growing our other business. Is anyone finding BRRRR deals in Colorado or would we have to go out of state?

Invest in a syndication deal. This would be more hands off but still allow our money to grow.

SFR investing with minor repairs and making them long term rentals. Still good cash flow but not as good as BRRRR.

ATM investing - I have read some great report about ATM investing for cash flow. They have great returns but no equity. Has anyone gotten into this type of investing?

Invest in another business or chain. I have a lot of customers who own lots of chain restaurants and do quite well. This would be a learning curve and probably a lot of time upfront. Open to other ideas as well.

I would love to hear your advise on some of my ideas. If you have alternative ideas I should consider I am open to learning something new.

Thank you in advance for you feedback.
