Buying a second home - concerns and qualificationa

I just purchased my current home back in May 2020 and am using it as the live-in Landlord. It’s currently cash flowing about $1,200 and I’m hoping to refi soon to lock in good rates. I’m planning to live here a bit longer and then potentially do the same thing again, then just rent current home.

I'm single, am a licensed realtor (3 years), Property Manager (3 years), and investor (10+ years) - what types of SFH or MF dwelling would you recommend? What are some of the pros and cons, or even warnings you've experienced? Should I be looking at straight cash flow, at hold, at BRRR?
