home owner or realtor says this...... what the heck.
I get answers from home owners and Realtors saying "This home is in move in condition, needs minor repairs maybe paint, carpet" well after going back and forth sometimes the Realtors do know what the home needs and they start cracking on what it needs for repairs. Any way long story short I drive 45 minutes to a home were I'm expecting $10,000 TOPS for repairs then I get there and just the outside needs $10,000. Most of these properties are going to foreclosure or bank owned. Ex. property is for sale because of a divorce listed for 280 days and the price never dropped and had no offers on it. I called the Realtor and he gives me the spill it's in move in condition, and just by judging the picture on the MLS it needs roof, siding painted, landscaping. Inside needs carpet well it needs lots. then he tells me there is a fuse box in the basement. I then asked him what the house would resell for in excellent condition he told me about $15,000 more than the listed price "but it doesn't need anything". The home is listed for $80,000. ARV estimated $95,000 most likely $80,001. I feel like being a jerk and make him write up an offer for $22,500. The guy won't even let me talk to the seller. I have a feeling he is a relative. So how does every one deal with this type of situation of a home owner or Realtor saying a property is in move in condition. I never came acrossed a property that needs less than $10,000 for repairs.
