Real-estate investment partnership how to

I would like to get started in real estate investing and partner with a friend. I have very good credit and would come up with the loan while she would come with the down-payment in cash. After talking to my mortgage lender, I'm a bit discouraged because this situation doesn't seem to be as simple as I thought. Any suggestions how to set this up would be highly appreciated!
