If your property is located in a duplex zoning, most likely you can have single family as well as duplexes (2 unit buildings).  You can confirm this by going to your cities web site and viewing the zoning code.  Once you establish your zoning district it will provide the allowed uses within that district.  If you prefer you can always call your cuties planning and zoning department for confirmation.
