What Are The Highest Payoff Skillsets For RE Investors?

I was listening to the BP podcast this evening and the speaker talked about talents she has and how those fit into the overall system. The more investors I visit with the more I think everyone has a point of view about the world and how they can contribute value.

What skillsets do you feel like are the most valuable to be a true real estate investor? My point of view is that having the capacity to raise money, build teams, and put projects together are the most important and highest payoff skillsets around. Pretty much everything else can be hired out at a much lower cost than doing these things myself.

Agree? Disagree? What else do you feel are "high payoff activities" that a successful real estate investor needs? Negotiation skills? Marketing expertise? Tools/techniques knowledge? A finance background? Ability to run projects? Other things?
