Studio apartments and 1 bedroom house rentals

Hi I’m new to real estate investing and have been trying to learn as much as possible. I’ve had a lingering question about if an investor would buy a studio or a 1 bedroom house as a fix and flip or buy and hold? I currently live in oceanside California and have ran into a few properties that need some fixing but are 1 bedroom house. Any information on the subject would be appreciated thanks!
