Any lenders in RTP area + broader NC for cross-collateralization?

I just read an article on BP - https://www.biggerpockets.com/...

And it got me thinking. We were already planning to do a cash out refinance in Q1 2021 and search for an investment property as a buy and hold, but after reading this article, perhaps we won't have to go through that two-stage process.

Is there anyone in NC that has experience in this model of financing? Can you share best practices and pros/cons to traditional two-step process of a cash-out refi and then purchase?
