Trying to flip small land lots buying via Quit Claim Deed
Hi, I found a great deal on several small land lots within a county that are around .15 acre each and are about $300-400 each. I talked to the seller today. He said he bought them from the County via Quit Claim Deed. I'm such a noob but here are my questions. He said the taxes should be all good since he bought them from the County but there's no guarantees with a quit claim like maybe a relative claiming they own it later etc...
1. How can I guarantee they are free and clear? Would a title search be worth it on such low value property? I suspect I can flip for a couple thousand each.
2. Even if I pay for a title search and then buy them, is there anything I'm not thinking of that can come back to bite me?
3. To resell, is there a way to make it look better to buyer than a Quit Claim Deed. For example selling as a QCD with a clear title? Or can it be converted somehow to a warranty deed?
