Hi, I found a great deal on several small land lots within a county that are around .15 acre each and are about $300-400 each. I talked to the seller today. He said he bought them from the County via Quit Claim Deed. I'm such a noob but here are my questions. He said the taxes should be all good since he bought them from the County but there's no guarantees with a quit claim like maybe a relative claiming they own it later etc...

1. How can I guarantee they are free and clear? Would a title search be worth it on such low value property? I suspect I can flip for a couple thousand each.

2. Even if I pay for a title search and then buy them, is there anything I'm not thinking of that can come back to bite me?

3. To resell, is there a way to make it look better to buyer than a Quit Claim Deed. For example selling as a QCD with a clear title? Or can it be converted somehow to a warranty deed?

thanks for your guys input, how would I JV with him to make it seem like I'm not just taking some of his profit, also would you recommend R2O or something else for this situation?

My dad has a house and some land that he was going to sell to my stepsister in a land contract at 3% and $300 a month and 55k total. That would end up being about 18k in interest. She backed out of the deal. He was really counting on that so he's fairly "motivated" I've been doing tons of research on creative real estate investing but haven't done a deal yet. I was wondering if I could use this as an opportunity to get it under land contract and get someone else in there to either do rent to own or lease option. I'm still a noob and will gladly take any advice. Maybe with these numbers there's no money to be made, I was hoping someone would have some ideas, I need to act quickly.
