[ADVICE] First Time Home Buyer Program Hack or Violation?
Hi! I would so appreciate some ADVICE -- I am aiming to buy my first small multi family property with little to no money down as a first time home owner. My plan is to use a government program like FHA etc, to qualify for a low down payment + a down payment assistance program to cover the down payment/ closing cost. However, all the PA state programs I am reviewing include the owner occupancy stipulation. I'm home temporarily due to covid and to keep expenses low but will likely move back to NYC 2022 where I work. So I'm giving myself a year to acquire property locally before looking at markets closer to the tri-state to house hack.
QUESTION:
- Would I be violating that clause if I still live with my parent but register my address etc. with the property - simultaneously renting out the units?
- Are there any 1st time home buyers programs that skirt the owner occupancy stipulation?
