Who owner finances their own properties as their strategy?

My wife and I currently have a couple of rentals. One for 6 years and another for 1.5 years. We are considering transitioning these to owner financing and was wanting some advice from people that use this strategy as an investment vehicle. What do you like about this strategy and what do you dislike? The properties are located in Texas and we would use a RMLO and would escrow the taxes and insurance. Also would like to hear how you finance these properties. Do you buy free and clear, private investors, or banks?
