Calculating cap rate
Hi guys, how can you properly value apartment complexes when it seems like so many people calculate their cap rates differently? Do you include debt? Cap ex? Maintenance? Or just a straight annual gross to purchase price?
How do you value another property if you don’t know how the seller is calculating it?
