Need advice how to proceed

Hi all, REI newbie here and I wanted to ask the community for some advice. I own one rental SFH, currently rented. Owned it since 2014 and put some upgrades into it, and trying to refinance it into my LLC currently. Through that process, I had it appraised and it came back for $145k (I really wish the appraisal was much earlier in the purchase/refi process). The refi is for $100k, so I'll have about $45k in equity. I'd like to use this equity to start the purchase of a multi-family property, looking at under $200k in my area, but unsure of how to go about it. Could I ask for some advice on this?
