How we MAKE deals happen in Baltimore during a pandemic
We have had a really hard time finding deals recently since the pandemic. My partner and I started a construction and property management company back in 2017 that now focuses on finding projects that other investors are scared to do. Here are some pictures of a recent project we started.
These are two side-by-side Baltimore city row homes that have been vacant for quite some time. There was large trees growing what was once the inside of a home. The structure was being held together by old rotting joists, some sketchy early 1900s masonry and a large tree.
We started to demo what was left while bracing the wall in the middle since there was nothing really holding it up. After we started to demo the existing plaster the bottom of the house started to crumble. Here are some pictures of the bracing we are doing while we build the brick from the bottom while keeping the existing brick in place. All of this work is being done while consulting with a licensed structural engineer.
We are doing the masonry work to about 8 foot sections of wall, waiting for the mortar to dry, then installing joists to that section. After the masonry work is complete we will be framing out an interior wall to add extra support.
