New to real estate investing am I ready to buy?

Hi my name is Alexis I am in the Elizabeth, Nj area. I have about $42,000 saved with minimal knowledge on real estate investing. I just started using bigger pockets and and doing some reading with self-help books. I am looking to eventually buy single family homes or possibly househack. My concern is buying a single family home or duplex with no tenants off the bat and not having cash flow. Also unsure if it’s a good idea to buy now with laws allowing tenants to push off their rent until further notice due to covid. Should I save and study some more ? Or should I get my team ready (lender,realtor,contractor, property manager)?Any advice would be greatly appreciated thanks.
