New investor looking to invest in NJ

This will be my first time getting into real estate. Live in NYC but cant afford here so thinking of going NJ .I have 190,000 mortgage trying to look for a cash flow positive property. When doing the numbers I having trouble figuring out the insurance cost. 

How do you find out how much the insurance will be? 

Should I use a real estate agent or do it without?(yes or no)

if yes - what should I look for in a real estate agent?
