Are Land Contracts Bad!?

Hey Everyone, nice to meet you! My goal for this year was to move out of my mothers house and start my RE portfolio, however, it hasn't been going according to plan so far. I'm not the type to give up when obstacles appear so I will not fold. A simple house hack is what I wanted to do, but I'm only 18 and although I have decent credit (without great history) i don't have the required work history to get a loan. So that's out the window unless I have a co-signer. My next option now is to do a RTO or land contract deal. Knowing that I'm looking for a MFH it's hard to find someone willing to do seller financing. I've contacted people and obviously was refused multiple times. NOW, however, I may have a chance to do a land contract and I'm not so sure if it's the right idea anymore. Any suggestions would be greatly appreciated!
