Need agent/investor help in Dayton/Beavercreek area

I have a lead I'm working in the Beavercreek area of Dayton. I'm not able to analyze the comps very well. There are plenty of comps, but there are more variables than I'm used used to. Any agents or investors who want to help me pin down value?
