Just closed my 1st FHA primary now have 100k cash

Closed on my FHA duplex putting as little money down as possible. Property is cash flowing.

Now I have 100k cash for my next deal and I am

Aiming for BRRRR looking for off market deals mixed with hard money.

I am in the Philadelphia area but I also have reach in Miami.

Any suggestions would be great

Congrats on your first rental property! The train of real estate is starting to move for you! After my first FHA deal I was able to save some money to buy my next here in Columbus OH. I bought a 3 unit for 160k, fixed it up and it was then worth $350k and rented for $3.5k! Working on the refi now.

My suggestion is to find:

1.agent / wholesaler / deal finder to get you first look at some quality deals

2. Contractor, someone you can trust to fix and construct for a reasonable price and time.

3. Property manager to help you manage that property

This will help your BRRRR deal go smoothly and ensure success.
