300k a year, live in a rural town- flips or BRRRRs?

Hey y’all,

I work in an industry where the more rural I live the more I make. I work long hours, 80-90 a week on average. I also love rural life. In my case I make enough to set aside 300k a year for investment. I’ve been setting this aside in index funds that average returns of 7% a year but have been thinking I should be more active in my investing (i.e. with real estate).

What would you guys do with this capital to spend yearly but with little time? Are rehabs too time consuming?

Also note I do not live in an area with appreciable homes (quite rural) however the cash flow is decent, but vacancy can be an issue.
