what to write in a direct mail letter

What are some example direct mail letters that you have found the most success in ? I would like to contact a few properties via mail and don't want to blow it right away by saying the wrong things. the properties are in distress and i found them from driving around my town. any advice would help.

I am in Chatham MA if that matters.

@Doug Laroche This is huge for an R&D project for about 6-9 months in your area, take the time, draft two different letters/postcards/mailers and split test them for 90 days. These two different mailings will have to be chunked down to a market, property type, property status (default, bankruptcy etc.), and then sent out. I would do it to 500 properties, the same ones first 90 days with two different mailers. Use the same message different letter/postcard/mailers.


Get the data on those 500 what was getting the calls back/responses, take out the addresses that get kicked back, then work on the message more to get the ad copy right. For example, after the 90 days you know what is getting the return calls for the form of the mailer, now work on the copy for what you are saying to the sellers to increase that call percentage. 

Once this is all completed, take that model and multiply it across another 500 homes and grow it that way. You'll be able to grow it better that way and win doing it with the data. All areas, and markets are a little different, so you'll need to put the data together that allows you and your marketing to be successful.
